Who We Clean For
We're a Seattle janitorial company built around one thing: buildings that need cleaning after everyone goes home. Evenings, overnight, and weekends.
Most of our clients are on a fixed weekly schedule — two to five nights a week, same crew, same route, flat monthly rate. Others call us for one-time work: a turnover between tenants, a post-construction clean, a deep clean before an inspection.
We're owner-operated. When you call, one of the owners answers.
How It Works
1. Walkthrough
We come to the building, usually within two business days. Takes about twenty minutes. No charge, no obligation.
2. Written scope and price
You get a one-page scope — what gets cleaned, how often, what's included in the monthly rate — plus the price. No hourly surprises.
3. Start date and crew assignment
We set the schedule, collect access instructions, and assign the crew. The same people come back every visit.
4. Monthly check-in
We review the scope with you every month for the first three months, then quarterly. If something isn't working, we change it.
Desks, conference rooms, kitchens, and restrooms cleaned after hours so your team walks into a finished space. We handle keys, alarm codes, and badge access on a documented procedure. Two to five nights a week, flat monthly rate.
Classrooms, restrooms, cafeterias, and hallways on a nightly or weekly schedule, with high-touch disinfection built into every visit. Deep cleans scheduled around breaks and closures. All crew members are background-checked before they're assigned to a school route.
Boutiques, barbershops, nail salons, tattoo and piercing studios, and small shops. Glass, floors, restrooms, and trash — done after you close, so the store is ready before you unlock in the morning. For studios and salons: we handle general cleaning. Decontamination of treatment areas, sharps containers, and regulated biohazard waste stays with your licensed staff.
Dining rooms, restrooms, entry glass, and floors cleaned after close. Front-of-house detail and hard floor degreasing on a nightly or weekly schedule. Hood systems, grease traps, and kitchen equipment remain with your certified service provider.
Sanctuary, fellowship hall, classrooms, and restrooms — reset before Sunday, every week. Carpet care, floor refinishing, and wood pew maintenance built into the annual plan instead of billed as surprises. We work from a written do-not-touch list: altar area, communion ware, instruments, stained glass, and memorial plaques stay with your staff.
Lobbies, corridors, elevators, mail rooms, fitness rooms, trash rooms, and garages. Multiple buildings under one schedule and one monthly invoice. We send a photo report after each visit, so you can answer a board member's question without driving over.
Break rooms, restrooms, offices, and dock areas on a weekly route, with machine floor scrubbing on a periodic cycle. We work around your shift schedule, not against it.

Empty retail, office, and storefront space cleaned between tenants. Floors, restrooms, interior and storefront glass, built-in fixtures, and back-of-house. Priced by square footage. Send us the address and we'll confirm the tier the same day.
